Seller Pre-List Inspection
Eventually your buyers are going to conduct an inspection. You may as well know what they're going to find. It allows you to see your home through the eyes of a critical third-party and helps you price your home realistically.
It's a great service because it allows you to make repairs ahead of time so that defects won't become negotiating stumbling blocks later. It also may encourage the buyer to waive the inspection contingency. I'll work with you to provide copies of the inspection report to be viewed by potential buyers. Some clients choose to keep repaired defects on the inspection report accompanied by receipts of completed repairs while others choose to have repaired defects removed from the report completely. It's totally up to you and we'll update as needed throughout the selling process.
